Bathroom & kitchen resealing in Westmill, Hertfordshire
We cover Westmill for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- A bead that has pulled away from the tiles
- Water getting behind the kitchen upstand
- Black mould in the silicone that won’t clean off
About our bathroom resealing in Westmill
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with gaps where the bath or tray has moved and lumpy, uneven sealant from a DIY attempt, we can help.
Homes around Westmill are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
A one-year guarantee comes with the work, just as it does everywhere we cover.

How the visit works
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Westmill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Older cottages and farmhouses around Westmill can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Honest limits
In fairness, some problems need a different trade:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.
Joints and surfaces we work on
- Baths
- Shower trays & enclosures
- Wet rooms
- Kitchen worktops & upstands
- Sinks & splashbacks
- Basins & vanity units
How the job changes by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- The type of sealant required
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- Where the job is, and your postcode
- The type of property
- Any access issues, like height or stairs
There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.

What bathroom resealing looks like in Westmill
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Schools such as Freman College are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Parish Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.

Your questions about bathroom resealing in Westmill
Can you do bathroom resealing in Westmill?
Yes. Our work covers London and the South East, and Westmill is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.
Do you cover smaller places like Westmill?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Does the resealing come with a guarantee?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
