Bathroom resealing in Layston

How we handle bathroom resealing in Layston

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Layston. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on wet rooms, sinks & splashbacks and basins & vanity units, and the jobs we see most are leaking joints on a shower screen and water getting behind the bath panel.

Somewhere as small as Layston, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep the fan on for a while after bathing
  • Wipe the sealant dry after showering
  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler
  • A tray that rocks until it’s re-bedded

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Layston, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed

Advice

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Older cottages and farmhouses around Layston can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What the job involves on each surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Bathrooms and kitchens in Layston

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Managing a site like Layston Church of England First School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Bartholomew (church of England), walls and floors in older homes can move, and sealant and grout show it first.
