Why act early in Vernham Dean

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If we find a deeper problem, you will hear it from us. Older cottages and farmhouses around Vernham Dean can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why book with us

  • 20+ years of sealant experience
  • White, clear, grey or coloured to suit, where the product allows
  • We are fully insured
  • Arbo and Everbuild products

What affects the quote in Vernham Dean

We don’t publish a price list. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • How much there is to do
  • Any mould that needs treating

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Dry the bead with a towel now and then
  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Keep the fan on for a while after bathing

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

What the job involves on each surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

How the visit works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. Somewhere like Vernham Dean needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any leaks or damp you’ve noticed

How to get a quote

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Cracked or missing grout between tiles (that is regrouting)
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Vernham Dean homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Vernham Dean Gillum's Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
