Bathroom resealing for homes and businesses in Bagshot

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with leaking joints on a shower screen and a joint torn by a bath that flexes, across shower trays & enclosures, baths and kitchen worktops & upstands.

Somewhere as small as Bagshot, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You get a 12-month guarantee, the same in Bagshot as everywhere else we work.

Bathrooms and kitchens in Bagshot

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

In the older streets around Church of the Good Shepherd, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Bedwyn station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Landlord and commercial work in Bagshot

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Questions from Bagshot

I let a flat near Bedwyn station. Can you help?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Can you do bathroom resealing in Bagshot?

Yes. Our work covers London and the South East, and Bagshot is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear quote.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. You’ll get the exact cure time before we leave.

How do I get a quote for bathroom resealing in Bagshot?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

What affects the quote in Bagshot

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • How many rooms, windows or areas are involved
  • The size of the job
  • Whether there’s mould to deal with

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

Why it’s worth doing now in Bagshot

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Where a wall is exposed, as many are in small places like Bagshot, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Surface by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. In a small place like Bagshot, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Let us know about parking restrictions
  • Clear items away from the joints we are working on
  • Keep pets and children clear of the area while we work

Related advice

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Squeegee the walls and tray after use
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Do you need bathroom resealing in Bagshot?

Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Keep an eye out for these signs:

  • Shrunken sealant along the back of a worktop
  • Water getting behind the bath panel
  • Sealant that has split, shrunk or peeled away
  • Black mould in the silicone that won’t clean off

Schools such as John O'Gaunt School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
