Bathroom & kitchen resealing in Upper Street, Hampshire
Baths, showers and worktops in Upper Street need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
- Smears of silicone across the tiles
Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Around Upper Street, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email.

About our bathroom resealing in Upper Street
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have mouldy sealant that has gone black and a bead that has pulled away from the tiles, we can help, on shower trays & enclosures, basins & vanity units and wet rooms alike.
Being in a small place like Upper Street makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
There’s a 12-month guarantee on every job, whatever its size.

Upper Street questions
Is Upper Street in your area for bathroom resealing?
Yes, Upper Street is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.
Is Upper Street within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Is it OK to put new sealant on top of the old bead?
No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote.
Do you need bathroom resealing in Upper Street?
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The most common problems we see are:
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
- A reseal done over the top of the old bead
- Smears of silicone across the tiles
If you look after a building such as Breamore Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Before booking anyone
- What product goes in the joint
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
- What guarantee comes with the work
Honest limits
We won’t take on work that will not last, so here’s what sealant cannot put right:
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it isn’t properly supported
- Water getting in through the grout rather than the sealant
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.
What we seal
- Shower trays & enclosures
- Kitchen worktops & upstands
- Sinks & splashbacks
- Basins & vanity units
- Baths
- Wet rooms
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. For a village or hamlet like Upper Street, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on

What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Mould in or behind the old joints
- The number of rooms or windows
- Access and height
- Any working-time requirements on site
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- If someone has resealed it before
- Where the property is
- The rough size of the job
Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or send us an email with the details, and photos are welcome.
Upper Street homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What the job involves on each surface
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t let bottles sit on the bead
- Check the joints every few months for splits or lifting
- Don’t leave water standing on kitchen joints
- Run the extractor fan during and after every shower
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or send us an email.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
