Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Lower Burgate can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Bathroom resealing for homes and businesses in Lower Burgate

Homes in Lower Burgate have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with gaps where the bath or tray has moved and mouldy sealant that has gone black, across wet rooms, kitchen worktops & upstands and baths.

Somewhere as small as Lower Burgate, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

There’s a 12-month guarantee on every job, whatever its size.

Do you need bathroom resealing in Lower Burgate?

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure
  • Leaks into the floor or ceiling below
  • Black mould in the silicone that will not clean off

For site and facilities teams at buildings such as The Burgate School and Sixth Form, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

Quotes for bathroom resealing in Lower Burgate

We don’t publish a price list. The quote depends on:

  • Working hours on commercial sites
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before we start.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the property is
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • If someone has resealed it before

Every job is quoted individually. Simply phone 0345 464 0079 or email us and describe the job and send pictures if you have them.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Bathrooms and kitchens in Lower Burgate

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For an older house near a landmark such as St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Tiles that have come away from the wall
  • A leaking waste, trap or valve
  • A bath or tray that moves because it is not properly supported

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

Your questions about bathroom resealing in Lower Burgate

What guarantee comes with bathroom resealing in Lower Burgate?

All our work, in Lower Burgate and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Lower Burgate?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How do I get a quote for bathroom resealing in Lower Burgate?

It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or email us and tell us what needs doing and where.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Are you fully insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Different surfaces, different methods

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Lower Burgate, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Clear the area around the work
