How we handle bathroom resealing in Criddlestyle

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you have new sealant laid over old sealant that is now lifting and cracked, shrunken or lifting silicone, we can put it right, on sinks & splashbacks, basins & vanity units and baths alike.

In a village or hamlet like Criddlestyle, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months, in Criddlestyle and everywhere else we cover.

The process

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work usually takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Criddlestyle, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky

Why act early in Criddlestyle

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Where a wall is exposed, as many are in small places like Criddlestyle, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why choose Mr Mastic in Criddlestyle

  • Anti-fungal sanitary silicone in wet areas
  • Full insurance on every job
  • We never seal over old sealant
  • Experience in homes, commercial sites and hotels

How to look after the new joints

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Do not leave water standing on kitchen joints
  • Don’t let bottles sit on the bead
  • Keep the fan on for a while after bathing

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

FAQs for Criddlestyle

Will you come out to Criddlestyle?

Yes. Criddlestyle is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Criddlestyle?

Yes, Criddlestyle is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Do you do kitchens as well as bathrooms?

Yes. Next to the sink we use a food-safe product where it’s needed.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that’s cracked through
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms

Surface by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Bathrooms and kitchens in Criddlestyle

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near St Giles, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Common problems we fix in Criddlestyle

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the kitchen upstand
  • Black spots spreading through the bead
  • Water getting behind the bath panel

If you look after a building such as The Burgate School and Sixth Form, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • Whether all the old sealant comes out first
  • How the colour is chosen
