Bathroom resealing near Up Somborne

Bathrooms and kitchens in Up Somborne

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Around Up Somborne, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near All Saints Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Up Somborne

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you phone 0345 464 0079 or send us an email, and you’ll get a clear quote before any work starts. Common call-outs are for new sealant laid over old sealant that is now lifting and failed sealant on the screen profile, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.

In a village or hamlet like Up Somborne, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months.

Questions from Up Somborne

Do you cover Up Somborne for bathroom resealing?

Yes, Up Somborne is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Is Up Somborne within the area you cover?

Yes. Up Somborne is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.

Are you insured?

Yes, we are fully insured for every job we do.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we do, step by step

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes half a day or less for one room, longer when the kitchen is included for a typical job. For a village or hamlet like Up Somborne, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Clear items away from the joints we are working on
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Advice

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • The product the joint needs
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • A few pictures by email, if you can

For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. In a small place like Up Somborne, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why Up Somborne customers choose us

  • Any old sealant cut out fully, not covered over
  • Tidy, careful work
  • Anti-fungal silicone where joints get wet
  • Colour agreed with you before we start

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

When it is not the sealant

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.
