Bathroom resealing in Lower Slackstead

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are black mould in the silicone that won’t clean off and damp behind the bath or under the tray.

Around Lower Slackstead, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we’re called out for in Lower Slackstead

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

If you can see any of these, it’s time to have the joints looked at:

  • Black spots spreading through the bead
  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting
  • Splits where the tray meets the wall

For landlords with property near Romsey station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

What bathroom resealing looks like in Lower Slackstead

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Lower Slackstead

Can you help a landlord with a rental near Romsey station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can you do bathroom resealing in Lower Slackstead?

Yes, Lower Slackstead is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

How do I get a quote for bathroom resealing in Lower Slackstead?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a small place like Lower Slackstead, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Lower Slackstead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Dry worktop joints after washing up

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.
