Bathroom resealing in The Folly

Bathroom resealing in The Folly, done properly

Across The Folly, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have smears of silicone across the tiles and shrunken sealant along the back of a worktop, we can help, whatever the surface.

Being in a small place like The Folly makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Each job carries a 12-month guarantee.

What affects the quote in The Folly

Call for a quick quote. What matters most is:

  • How many areas need sealing
  • The number and length of the joints
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The rough size of the job
  • Photos by email, if that is easy
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Somewhere like The Folly needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we are working on

The Folly homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to St Helen's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Harpenden station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Why it’s worth doing now in The Folly

Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a small place like The Folly, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Signs you need bathroom resealing in The Folly

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Any of these means the joints need attention:

  • Leaks into the floor or ceiling below
  • Black mould in the silicone that won’t clean off
  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure

For site and facilities teams at buildings such as St Helen's Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • What product goes in the joint
  • Are they insured?
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be

Common questions in The Folly

Do you work for landlords with property near Harpenden station?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Is The Folly in your area for bathroom resealing?

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or drop us an email.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Is the work guaranteed?

Yes. Every job carries our 12-month guarantee, and we’re fully insured.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • A tray or bath that is cracked through
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Surfaces we seal

  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint

Give the silicone time to cure before it gets wet, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
