Glazing silicone in The Folly

Work for landlords, hotels and businesses

Letting agents and landlords in The Folly can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Glazing silicone for homes and businesses in The Folly

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass before the new bead goes in. If you are dealing with water getting into a conservatory at the joints and sealant that was laid over old silicone and failed, we can help.

Somewhere as small as The Folly, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Rotten or badly damaged frames
  • Condensation trapped between two panes
  • Failed flashing around a conservatory

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Glass-to-glass joints
  • Glass-to-frame joints
  • Shower screens
  • Rooflights
  • Glass balustrade bases
  • Conservatory frames

What happens if it’s left?

Resealing cannot fix a failed unit or a cracked panel. We say so plainly, so you can call the right trade. Older cottages and farmhouses around The Folly can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

  • Domestic, commercial and hotel work
  • White, clear, grey or coloured to suit, where the product allows
  • Any old sealant cut out fully, not covered over
  • Fully insured

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Surface by surface

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clean glass with a mild cleaner and a soft cloth
  • Keep scrapers and blades away from the silicone
  • Check the silicone on glass every year or so
  • Ventilate the conservatory to cut condensation

Use mild cleaners on and around the silicone. Strong solvents can soften or mark it.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple compared with fixing water damage later.

The process

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work normally takes anything from an hour or two to most of a day, depending on the size of the job. In a small place like The Folly, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

Advice

Common questions in The Folly

Is The Folly within the area you cover?

Yes, The Folly is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Harpenden station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover The Folly and the rest of Hertfordshire.

Can a conservatory leak be sealed?

It depends on the cause. Failed glazing and frame joints can be resealed, but roof panels and structural problems need a conservatory specialist or roofer.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Is balustrade sealant something you do?

We can. The old sealant is removed and the joint resealed using a sealant that suits the materials.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Windows and doors in The Folly

Historic houses like Shaw's Corner (about 2 miles north-east) are a reminder that the area around The Folly has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as St Helen's Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Helen's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Harpenden station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
