The Folly Commercial Sealant
Problem with your washrooms, bathrooms and kitchens in The Folly? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Leaking joints in shower rooms and changing areas
- Black, stained silicone in guest bathrooms
- Joints that need doing before an inspection or audit
How we quote for commercial sealant
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- How many rooms, windows or areas are involved
- Any mould that needs treating
- The product the joint needs
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.
What to tell us for a quote
To help us quote quickly, let us know:
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Whether it has been sealed before
- Pictures of the joints, sent by email
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
About our commercial sealant in The Folly
For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can go on one quote. We work on student & care accommodation, rental portfolios and retail & leisure sites, and the jobs we see most are worktop sealant that has shrunk and stained and mouldy bathrooms flagged at a tenancy check.
Work in a small place like The Folly is planned ahead, journey included, so it can be fitted around guests, customers or events where possible.
All our work is covered by a 12-month guarantee.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
When something else is needed
A few problems are outside what sealant work can do:
- Leaking pipework, valves or wastes (a plumber’s job)
- Poor ventilation that keeps bringing mould back
- Cracked trays or baths rather than failed joints
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
What happens if it’s left?
Sealing over the old bead can seem the fastest option, but it will not bond, and it lifts again soon. One proper reseal beats several quick ones. Older cottages and farmhouses around The Folly can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Common questions in The Folly
Can you help a landlord with a rental near Harpenden station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Can you do commercial sealant in The Folly?
Yes. Our work covers London and the South East, and The Folly is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
How long does commercial sealant take?
A typical job takes anything from a few hours to several days, depending on the number of rooms. Your quote will say how long we expect yours to take.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
Can you send RAMS and insurance details for our site?
Tell us what paperwork your site needs, for example RAMS or insurance details, and we will confirm what we can supply with the quote.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Workplaces and buildings in The Folly
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Schools such as St Helen's Church of England Primary School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open. If you look after a church, hall or community building such as St Helen's Church, any kitchen and washrooms need the same sealant care as any other building.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a morning for a small washroom, and a planned programme for bigger sites, depending on the size of the job. In a small place like The Folly, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We walk the site with you and agree the rooms, the order and the hours.
- Room by room, we protect the area and remove all the old sealant.
- Joints are cleaned, treated for mould and dried.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- We check every room and give its cure time for housekeeping.
Before we arrive
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Mention any tricky access
Getting a quote
