About our regrouting in The Folly

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. Common call-outs are for floor grout that won’t come clean and old grout in a dated colour, across shower walls, tiled floors and kitchen splashbacks.

In a village or hamlet like The Folly, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months, in The Folly and everywhere else we cover.

What affects the quote in The Folly

Call for a quick quote. The main things that affect it are:

  • The product the joint needs
  • Any mould that needs treating
  • How much there is to do
  • The number of rooms or windows

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • The rough size of the job
  • The problem you’ve noticed
  • Whether it’s a home or a business

If you’re in The Folly and need regrouting, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a small place like The Folly, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we’re working on
  • Where the joints are inside, avoid wetting them before we arrive

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Waterproofing that has failed below the tiling
  • Tiles that are chipped or split
  • Water coming from plumbing rather than grout

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

What we seal

The Folly questions

Will you come out to The Folly?

Yes, The Folly is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do regrouting in The Folly?

Yes, The Folly is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Give the walls a quick rinse after use
  • Keep harsh bleach and acid cleaners off the grout
  • Use a soft brush rather than a wire one
  • Wipe water off the walls when you’re done

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Regrouting in The Folly: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as St Helen's Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Helen's Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Harpenden station, a regrout while the flat is empty is quicker than working around a tenant.

The Folly is about 2 miles east of Harpenden, in Hertfordshire. We carry out regrouting for homeowners, landlords and businesses in The Folly and the surrounding area. The Folly is one of 381 towns and villages in Hertfordshire we cover for regrouting. There’s also a page for London, roughly 24 miles from The Folly.

All of AL4 is within our area for regrouting, from the main roads to the quietest streets. Streets in the area include Folly Fields and Lower Luton Road, all of which we cover. Why act early in The Folly

Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. In a small place like The Folly, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Different surfaces, different methods

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Wet rooms

In a wet room, the whole floor gets wet, so sound grout really matters. We check for loose tiles before starting.
