Regrouting in Lea Valley
Problem with your tiled areas in Lea Valley? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Cracked grout along the bath or tray
- Grout washed out of a shower
- Grout stained black or orange that will not clean
Regrouting for homes and businesses in Lea Valley
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you’re dealing with crumbling grout between the tiles and splashback grout that has darkened, we can help, on kitchen splashbacks, bathroom wall tiles and shower walls alike.
In a village or hamlet like Lea Valley, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Common questions in Lea Valley
Is Lea Valley within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Lea Valley in your area for regrouting?
Yes. Our work covers London and the South East, and Lea Valley is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear price.
Is it possible to regrout only the shower area?
We can. We’ll check the other tiled areas as well and let you know if more needs doing.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
How long does regrouting take?
A typical job takes a few hours, or longer for a fully tiled room, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you have insurance?
Yes. Full insurance covers our work.
Where is Mr Mastic based?
We work from Crawley. We cover Lea Valley and the rest of Hertfordshire, along with the rest of our area.
What happens if it’s left?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. Where a wall is exposed, as many are in small places like Lea Valley, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Bathrooms and kitchens in Lea Valley
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as High Beeches Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Signs you need regrouting in Lea Valley
Hard water and soap leave a film on grout that’s hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
Most people get in touch when they notice something like this:
- A grout colour that no longer suits the room
- Good tiles let down by tired grout
- Dirty, worn grout on a tiled floor
- Gaps where the shower grout has gone
In the older streets around All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- A leaking shower valve or waste
- Damaged tiles that need replacing
- Waterproofing that has failed below the tiling
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.
Helping us quote
When you call or email, it’s useful to know:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Open a window or run the fan to clear steam
- Give the walls a quick rinse after use
- Use a soft brush rather than a wire one
- Check the corner silicone every few months
Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, or longer for a fully tiled room. Somewhere like Lea Valley needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
