What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

About our bathroom resealing in Springvale

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you are dealing with a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting, we can help, on shower trays & enclosures, sinks & splashbacks and baths alike.

Even in a smaller place like Springvale, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

There’s a 12-month guarantee on every job, whatever its size.

Common questions in Springvale

Is Springvale in your area for bathroom resealing?

Yes, Springvale is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

Can you help a landlord with a rental near Winchester station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

How long will the resealing take?

It takes a morning or an afternoon for most single baths and showers. You’ll know how long to expect before work begins.

Do you need bathroom resealing in Springvale?

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

Look out for these signs:

  • Water escaping at the shower enclosure
  • Mouldy sealant that has gone black
  • New sealant laid over old sealant that is now lifting
  • Cracked, shrunken or lifting silicone

If you let a flat or house near Winchester station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Bathrooms and kitchens in Springvale

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to St Mary's Church Hall include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Kings Worthy Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. For a job in Springvale, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Clear the area around the work

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows. Around Springvale, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.
