New build mastic for homes and businesses in Springvale

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. We work on plot handovers, skirting & floors and bathrooms & en suites, and the jobs we see most are sealant that never bonded to the surface and new-build shower sealant that has already split.

If you’ve bought a new home in or near Springvale, the first year or two is a good time to check the sealant. Gaps at skirtings, shower seals pulling away and missing mastic around frames are common snags.

Common questions in Springvale

Is Springvale within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Springvale in your area for new build mastic?

Yes. We work across London and the South East, and Springvale is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you work for developers?

Yes. We seal plots to the developer’s programme ready for handover. Tell us the plots and the joints involved and we will quote.

How long does new build mastic take?

A typical job takes a few hours in a single home. We’ll confirm how long when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Why act early in Springvale

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot and most come down to preparation. Homes in smaller places like Springvale can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why Springvale clients choose us

  • Approved under the ARBOMaster scheme
  • Full insurance on every job
  • Arbo and Everbuild products
  • White, clear, grey or another colour, product permitting

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours in a single home. Parking around Springvale is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Baths and trays that move too much for sealant to cope with
  • Leaks from pipes, valves or wastes, which need a plumber
  • Damaged fittings that need replacing

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.

Surfaces we seal

  • Skirting & floors
  • Windows & doors
  • Show homes
  • Bathrooms & en suites
  • Kitchens
  • Plot handovers

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What affects the cost of new build mastic

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • The number and length of the joints
  • When we can work, for business premises
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Roughly how big the job is
  • Where the job is, and your postcode
  • How we’d reach the joints

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

Do you need new build mastic in Springvale?

Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint.

Look out for any of the following:

  • Cracked sealant around new window and door frames
  • Sealant applied over dusty or wet surfaces
  • Sealant work across a run of new homes
  • Worktop and upstand sealant coming away

Around Springvale, as everywhere, new build mastic is only as good as the preparation behind it.
