Bathroom & kitchen resealing in Poolewe, Highland
Professional bathroom resealing in and around Poolewe, with old sealant always removed completely.
- Leaking joints on a shower screen
- Lumpy, uneven sealant from a DIY attempt
- A bead that has pulled away from the tiles
Do you need bathroom resealing in Poolewe?
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
Common reasons people contact us are:
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
- Smears of silicone across the tiles
- Sealant that has split, shrunk or peeled away
For jobs in and around Poolewe, choosing the right material for each joint is as important as a tidy finish.

About our bathroom resealing in Poolewe
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Poolewe. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with cracked, shrunken or lifting silicone and water getting behind the kitchen upstand, across basins & vanity units, baths and shower trays & enclosures.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

What affects the quote in Poolewe
Your quote is based on your job. We look at:
- Access and height
- How many areas need sealing
- Mould in or behind the old joints
- The type of sealant required
Combining jobs into one visit is generally more efficient than separate visits. We’ll send you a clear quote for the lot.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Whether it’s a home or a business
- Photos by email, if that is easy
- Access, such as stairs, a lift or height
- If someone has resealed it before
There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
What sealant work can’t fix
It helps to know what we cannot do too:
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported
- Water getting in through the grout rather than the sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How the job changes by surface
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Common questions in Poolewe
Is there a guarantee on bathroom resealing in Poolewe?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Poolewe within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
How long will the resealing take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
The process
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Mention any tricky access

Bathroom resealing in Poolewe: local notes
Poolewe is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Around Poolewe, as everywhere, bathroom resealing is only as good as the preparation behind it.
