Bathroom resealing in Northington, done properly
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include new sealant laid over old sealant that is now lifting and black spots spreading through the bead, on wet rooms, shower trays & enclosures and basins & vanity units.
Being in a small place like Northington makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

What we cannot put right
New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant will not put right:
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
- A tray or bath that’s cracked through

What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Northington, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky
- Keep children and pets away from the work area

Advice
Northington questions
Will you come out to Northington?
Yes. Northington is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do bathroom resealing in Northington?
Yes. We work across London and the South East, and Northington is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
What colours of sealant can you use?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Do not leave water standing on kitchen joints
- Give the silicone its full cure time
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just phone 0345 464 0079 or send us an email.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Where a wall is exposed, as many are in small places like Northington, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear quote for the lot.

Common problems we fix in Northington
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that has split, shrunk or peeled away
- Gaps where the bath or tray has moved
- Leaking joints on a shower screen
- Two layers of silicone, both failing
In the older streets around Church of St John the Evangelist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- Who turns up on the day
- What happens if the job turns out different
- How the colour is chosen
- Whether they’re fully insured
