Bathroom resealing in Totford

Homes in Totford have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you have two layers of silicone, both failing and smears of silicone across the tiles, we can help, on kitchen worktops & upstands, basins & vanity units and baths alike.

For a small place like Totford, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

There’s a 12-month guarantee on every job, large or small.

Common problems we fix in Totford

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for these signs:

  • Black spots spreading through the bead
  • Splits where the tray meets the wall
  • Two layers of silicone, both failing
  • Sealant that has split, shrunk or peeled away

Rented homes near Micheldever station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

10 questions to ask before you book

Totford: your questions answered

Is Totford within the area you cover?

Yes. Totford is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Totford for bathroom resealing?

Yes. We work across London and the South East, and Totford is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site
  • The number of rooms or windows

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • How we’d reach the joints

Every job is quoted individually, so start by telling us what you need. Simply ring 0345 464 0079 or email us and describe the job and send pictures if you have them.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it isn’t properly supported
  • Damage behind the tiles that needs a tiler

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before you book.

What we seal

  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units

Different surfaces, different methods

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Totford, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Run the extractor fan during and after every shower

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
