DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Bathroom resealing for homes and businesses in Ness
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, baths and kitchen worktops & upstands, and the jobs we see most are a reseal done over the top of the old bead and leaks into the floor or ceiling below.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What happens on the day
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

Bathroom resealing in Ness: local notes
Ness is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
In and around Ness, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Ness is about 18 miles north of Stornoway, in Na h-Eileanan Siar. From the centre of Ness to the outskirts, bathroom resealing is available for homes and businesses alike. Ness is one of 87 places in Na h-Eileanan Siar where we work.
Here we cover the HS2 postcode area for bathroom resealing. Other places close to Ness include Nis (1 mile north), Cross (1 mile west), Sgiogarstaigh (1 mile east), Lionel (1 mile north) and North Dell (2 miles west). If you’re somewhere remote, the job takes a little more planning.

When to call us in Ness
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
The problems people usually mention when they call include:
- Splits where the tray meets the wall
- Leaks into the floor or ceiling below
- Shrunken sealant along the back of a worktop
- Failed sealant on the screen profile
For jobs in and around Ness, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- Is VAT in the price?
- Whether you can choose the colour
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
FAQs for Ness
Will you come out to Ness?
Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do bathroom resealing in Ness?
Yes, Ness is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In an older home around Ness, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What sealant work cannot fix
A few problems are outside what sealant work can do:
- Water getting in through the grout rather than the sealant

- A bath or tray that moves because it is not properly supported
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Never pick at the silicone with a blade
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
