Bathroom resealing in Lìonal

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for mouldy sealant that has gone black and new sealant laid over old sealant that is now lifting, across kitchen worktops & upstands, shower trays & enclosures and baths.

Bathrooms in smaller places like Lìonal work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Each job carries a 12-month guarantee, whatever its size.

Lìonal homes and their sealant

Lìonal is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Lìonal, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For site and facilities teams at buildings such as Lionel School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Why deal with it now?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. In an older home around Lìonal, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What we can’t put right

Before booking, it’s worth knowing the limits too:

  • Water getting in through the grout rather than the sealant

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children

Advice

Quotes for bathroom resealing in Lìonal

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Access and height
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What to tell us for a quote

To help us quote quickly, please include:

  • The rough size of the job
  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Wipe up water along the back of the worktop
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet
  • Squeegee the walls and tray after use

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
