Bathroom resealing around Lionel

Lionel is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Lionel, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Lionel is about 20 miles north of Stornoway, in Na h-Eileanan Siar. Our applicators cover bathroom resealing for homes and businesses in Lionel and nearby, as part of our work across Na h-Eileanan Siar. Lionel is one of 87 towns and villages in Na h-Eileanan Siar we cover.

Bathroom resealing for homes and businesses in Lionel

A bead that has gone black, split or come away is worth sorting before it lets water through. Just email us at info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. Common call-outs are for leaking joints on a shower screen and sealant that has split, shrunk or peeled away, on kitchen worktops & upstands, wet rooms and shower trays & enclosures.

For a place like Lionel, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job is covered by our one-year guarantee.

What the job involves on each surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Lionel: your questions answered

Is Lionel within the area you cover?

Yes. Lionel is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on bathroom resealing in Lionel?

All our work, in Lionel and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is white the only colour available?

There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Are you fully insured?

Yes. We’re fully insured.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once.

Why it’s worth doing now in Lionel

Dealing with sealant early is a short job: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Quotes for bathroom resealing in Lionel

The price is agreed before any work begins. It takes into account:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • Access and height
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

When you call or email, it’s useful to know:

  • Where the job is, and your postcode
  • The rough size of the job
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Signs you need bathroom resealing in Lionel

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • Water getting behind the bath panel
  • Splits where the tray meets the wall
  • Smears of silicone across the tiles

Managing a site like Lionel School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before you book anyone

  • How long the guarantee is
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?
  • Is VAT in the price?

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for a single bath or shower. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
