External mastic in Lionel
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include sealant that has lost its bond to the brick or render and damp patches traced to an open external joint, on copings & trims, concrete & block and joints between brick and frames.
Outside joints can only be sealed when they’re dry, so work in Lionel depends on the weather. Tell us how to reach each wall, gutter and roofline.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

External mastic in Lionel: local notes
Lionel is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
If you look after a building such as Lionel School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Lionel is about 20 miles north of Stornoway, in Na h-Eileanan Siar. Whether you’re in the middle of Lionel or further out, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Our Na h-Eileanan Siar coverage runs to 87 places, Lionel among them.

Common questions in Lionel
Does the coastal weather in Lionel affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Is Lionel in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Lionel is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.
What information do you need?
Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint does not draw the eye.
The process
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. Outdoor work around Lionel depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice
How we quote for external mastic
The price is agreed before any work begins. It’s based on:
- How easy the joints are to reach
- The number and length of the joints
- The product the joint needs
- Whether old sealant or filler has to be cut out
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.
What we need to know
Before you ask for a quote, have a think about:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Do you need external mastic in Lionel?
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Signs it’s time to call us include:
- Failed seals between different materials
- Rigid filler in a joint that should flex
- Rain getting behind render or cladding at a joint
- Panel joints letting water in
In and around Lionel, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How long to leave it before use
- What the quote includes, VAT included or not
- Which colour the sealant will be
- Whether they’re fully insured
Landlords, agents and businesses in Lionel
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Show decorators and builders where the movement joints are
- Leave the joints unpainted unless we have said otherwise
- Get split or bare joints resealed while the damage is small
- Make sure movement joints are not pointed over
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
What the job involves on each surface
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod.
