How we handle external mastic in Lìonal

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. Common call-outs are for panel joints letting water in and movement joints filled with mortar instead of sealant, across copings & trims, concrete & block and façade panels.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What external mastic looks like in Lìonal

Lìonal is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so the more notice, the better.

In and around Lìonal, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Lìonal (Gaelic: Lionel) is in Na h-Eileanan Siar. Lìonal gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Lìonal is one of 87 towns and villages in Na h-Eileanan Siar we cover.

How the job changes by surface

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best year round.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Signs you need external mastic in Lìonal

If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.

People usually contact us after spotting something like this:

  • Hard, crazed mastic that has stopped moving
  • Joints where the bead has come unstuck
  • Movement joints filled with mortar instead of sealant
  • Rain getting behind render or cladding at a joint

For site and facilities teams at buildings such as Lionel School, its movement joints, gutters and trims need looking after like any other building’s.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Walls that need new movement joints cut into them
  • Movement that is more than a sealant joint can take
  • Render that’s blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Lìonal: your questions answered

Is Lìonal within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do external mastic in Lìonal?

Yes. We work across all of Scotland, and Lìonal is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Do you seal joints where cladding meets other materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working. We will reseal it with a flexible sealant.

Do you have insurance?

Yes. We are fully insured.

What affects the quote in Lìonal

Call for a quick quote. What matters most is:

  • The amount of work
  • Whether the work is at height
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

When you contact us, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.

Leave it or put it right?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Why Lìonal customers choose us

  • Colour picked to suit the job
  • A choice of colours where the product allows
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We leave the area clean and tidy

The process

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
