New build mastic in Lìonal

New build mastic in Lìonal, done properly

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. We work on kitchens, show homes and skirting & floors, and the jobs we see most are internal frame sealant that has split and cracked caulk along new skirting.

Around smaller Scottish places like Lìonal, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What we cannot put right

In fairness, there are a few things sealant won’t fix:

  • Settlement cracks that need a surveyor
  • Broken tiles or a split tray
  • Disputes or warranty claims with your builder

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Windows & doors
  • Plot handovers
  • Bathrooms & en suites
  • Show homes
  • Skirting & floors

Common questions in Lìonal

Is there a guarantee on new build mastic in Lìonal?

All our work, in Lìonal and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Lìonal in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Lìonal is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

How long before the joint can be used?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.

Can you match the sealant colour to my new kitchen or bathroom?

The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.

What affects the quote in Lìonal

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • The number and length of the joints
  • Mould in or behind the old joints
  • The number of rooms or windows

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Whether it has been sealed before
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

New homes and floors in Lìonal

Lìonal is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

Whether the job is in Lìonal itself or nearby, the right material for each joint matters as much as a neat finish. Around Lìonal, as everywhere, new build mastic is only as good as the preparation behind it.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Check bath and shower seals every few months as the house settles
  • Resist patching a failed seal with a tube from the DIY shop
  • Record problems with dated photos
  • Clean sealant with mild detergent, not abrasives

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents as they wear the bead.

Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Landlords and letting agents in Lìonal can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours in a single home. For a place like Lìonal, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

What the job involves on each surface

Skirting and floors

Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
