About our fire rated sealant in Ness
We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on service penetrations, linear gaps and door frames, and common reasons people get in touch are open joints along the top of partitions and seals cut through by electricians, plumbers or data installers.
If you look after holiday lets, a guest house or a community building in or near Ness, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A one-year guarantee comes with the work, just as it does everywhere we cover.

The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. Outdoor work around Ness depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.

DIY versus a professional finish
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens if it’s left?
Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

How the job changes by surface
Door frames
Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details before the trim goes back.
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for the gap we are sealing.
What affects the quote in Ness
Every job gets its own quote. This is what makes a difference:
- Mould in or behind the old joints
- The amount of work
- When we can work, for business premises
- The product the joint needs
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
When you call or email, these details help:
- Any previous sealing or DIY work
- Whether it’s a home or a business
- The rough size of the job
- Pictures of the joints, sent by email
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- A wall that isn’t a fire-resisting element to begin with
- Large holes that need a different fire-stopping system
- Problems with the door itself rather than the gap around the frame
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Fire rated sealant around Ness
If you run a hotel, guest house or holiday let in a coastal place like Ness, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
In and around Ness, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Signs you need fire rated sealant in Ness
Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.
It’s worth asking for a quote if you see:
- Open holes round services passing through fire walls
- New service routes left unsealed after building work
- Gaps where walls meet ceilings or slabs
- Door frames with gaps between frame and wall
For jobs in and around Ness, choosing the right material for each joint is as important as a tidy finish.

Questions from Ness
Do you cover Ness for fire rated sealant?
Yes. We work across all of Scotland, and Ness is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Is Ness within the area you cover?
Yes. Ness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Is standard sealant good enough for a fire gap?
No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How much does fire rated sealant cost in Ness?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
