Sand mastic in Ness, done properly
Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap so the surround looks right again. We’re often asked to deal with draughts and rain around sash boxes and cracked mastic round a front door frame, across brick reveals, period & listed homes and tenement windows.
Outdoor sealant needs a dry surface, so window work around Ness is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

How we quote for sand mastic
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- The size of the job
- Which sealant suits the joint
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- The type of property
To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.
What we do, step by step
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours per window, depending on the condition of the joints. For a place like Ness, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit

Ness questions
Will you come out to Ness?
Yes. Ness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Do you cover Ness for sand mastic?
Yes, Ness is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Why act early in Ness
If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Ask the planning authority about consent for listed or conservation-area homes
- Sort the mastic before the decorators arrive
- Avoid patching sand mastic with silicone
- Inspect the joints round the windows every year or so
Don’t run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
Frames and glazing around Ness
Ness is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In and around Ness, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
