What affects the quote in Ness
Your quote is based on your job. We take into account:
- Working hours on commercial sites
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- The amount of work
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
When you call or email, it’s useful to know:
- How we’d reach the joints
- Roughly how big the job is
- Photos by email, if that’s easy
- Where the job is, and your postcode
Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Questions from Ness
Is window mastic in a coastal place like Ness any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is Ness within the area you cover?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you work on first-floor windows?
Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.
Do you seal inside as well as outside?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can I add another job to the visit?
Yes. Just list everything you need and we will quote it together.
Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Surface by surface
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
When to call us in Ness
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
If you can see any of these, it’s time to have the joints looked at:
- Water coming in at the bottom corners of a door
- Old mastic that has gone black or come away
- Whistling draughts around closed windows
- Leaking joints at the ends of sills
Whether the job is in Ness itself or nearby, the right material for each joint matters as much as a neat finish.

What happens on the day
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before work begins. The work usually takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Mention any parking rules near the property
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height

Aftercare tips
So the new joints stay in good condition:
- Make sure the drainage slots are not blocked
- Use gentle cleaners on frames and sealant
- Look round the frames every year or so
- Keep paint and stain on wooden frames in good order
Silicone cannot usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
Windows and doors in Ness
Ness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
In and around Ness, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
