Window mastic for homes and businesses in Sgiogarstaigh

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include whistling draughts around closed windows and leaking joints at the ends of sills, on timber windows & doors, uPVC windows and patio & French doors.

In and around a place like Sgiogarstaigh, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

FAQs for Sgiogarstaigh

Is Sgiogarstaigh within the area you cover?

Yes, Sgiogarstaigh is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Sgiogarstaigh in your area for window mastic?

Yes, Sgiogarstaigh is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

How long does it take to reseal the windows on a house?

Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Can new window sealant be painted?

Not generally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

How much does window mastic cost in Sgiogarstaigh?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Windows and doors in Sgiogarstaigh

Sgiogarstaigh is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sgiogarstaigh is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

For jobs in and around Sgiogarstaigh, choosing the right material for each joint is as important as a tidy finish.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Condensation trapped between the panes
  • Soft or decayed wood in the frame
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

How the job changes by surface

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall and tooled smooth.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a morning for a couple of windows and a door. For a place like Sgiogarstaigh, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep drainage slots and sill grooves clear
  • Do not aim a pressure washer at the joints
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Signs you need window mastic in Sgiogarstaigh

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That’s what backing rod is for.

People usually contact us after spotting something like this:

  • Gaps between the frame and the inside reveal
  • Sealant in the wrong colour for the frame
  • Mastic that is falling out in pieces
  • Rushed sealant from a window installation

Around Sgiogarstaigh, as everywhere, window mastic is only as good as the preparation behind it.
