Window mastic in Nis

What affects the quote in Nis

There’s no set price list, because no two jobs are the same. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many areas need sealing

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Whether it has been sealed before
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

How we handle window mastic in Nis

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Common call-outs are for gaps between the frame and the inside reveal and black, perished sealant on frames, across window sills, uPVC windows and aluminium frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Honest limits

To be straight with you, some problems need a different trade:

  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame
  • Rotten timber, which needs a joiner first

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Composite doors
  • Aluminium frames
  • Window sills
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid harsh chemicals near the mastic
  • Wipe condensation off the frames
  • Make sure the drainage slots aren’t blocked
  • Repaint timber before it’s bare

Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Windows and doors in Nis

Nis is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Nis, as everywhere, window mastic is only as good as the preparation behind it. Schools such as Lionel School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Nis (Gaelic: Ness) is in Na h-Eileanan Siar. We carry out window mastic for homes and businesses in Nis, as part of our work across Na h-Eileanan Siar. Across Na h-Eileanan Siar, we cover 87 places, Nis among them.

We work across the HS2 postcode area for window mastic. DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. Outside jobs in Nis need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We will tell you if that’s what we find.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We will point out any rot we find, as that’s a job for a joiner.

FAQs for Nis

Is Nis in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Nis is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is Nis within the area you cover?

Yes, Nis is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can new window sealant be painted?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

How many windows can you do in a day?

Allow most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will new mastic stop draughts?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.
