Fire rated sealant in Lìonal
Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. Common call-outs are for gaps where walls meet ceilings or slabs and seals cut through by electricians, plumbers or data installers, across door frames, linear gaps and plasterboard & masonry.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach, and we’ll tell you.
Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.
Leave it or put it right?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Around Lìonal, water from a failed joint in an older stone home can soak into timber and plaster.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Problems with the door itself rather than the gap around the frame
- Assessing a building’s fire safety
- Openings too large for sealant, which need batts, boards or another system
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

How it works
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
How to prepare
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Aftercare tips
After the cure time, these simple habits help:
- Allow for resealing whenever new services are run
- Check risers, ceiling voids and cupboards during building checks
- Ask every contractor to reseal any fire stopping they disturb
- Check whether a sealant can be painted before decorating over it
Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.
An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
Your questions about fire rated sealant in Lìonal
Is Lìonal in your area for fire rated sealant?
Yes. We work across all of Scotland, and Lìonal is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you cover smaller places like Lìonal?
Yes. Lìonal is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you do fire sealant around door frames?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door, its seals and closer are for a door specialist.
What does fire rated sealant cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
What fire rating will the seal have?
We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot to help seal the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Fire rated sealant in Lìonal: local notes
If you run a hotel, guest house or holiday let in a coastal place like Lìonal, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
If you look after a building such as Lionel School, gaps opened by contractors for new cabling are a common finding in schools and offices. Around Lìonal, as everywhere, fire rated sealant is only as good as the preparation behind it.
