Mytchett Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Mytchett. Fully insured, ARBOMaster approved and guaranteed for a year.
- Water getting behind the bath panel
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
Bathroom resealing in Mytchett
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have gaps where the bath or tray has moved and water escaping at the shower enclosure, we can put it right.
Smaller places like Mytchett still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy. A visit to Mytchett is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacement)
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.
What we seal
- Wet rooms
- Basins & vanity units
- Baths
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Open a window or run the fan so the room dries
- Do not let bottles sit on the bead
- Check the joints every few months for splits or lifting
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Questions from Mytchett
Do you cover smaller places like Mytchett?
Yes, Mytchett is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Farnborough North station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Is it OK to put new sealant on top of the old bead?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In an older home around Mytchett, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathroom resealing around Mytchett
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Mytchett. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
If you look after a building such as Mytchett Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Andrew, walls and floors in older homes can move, and sealant and grout show it first.

When to call us in Mytchett
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
- Sealant that has split, shrunk or peeled away
- Damp behind the bath or under the tray
Letting a property close to Farnborough North station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How the job changes by surface
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
