Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Where a wall is exposed, as many are in small places like Headley, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Bathroom resealing for homes and businesses in Headley

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on basins & vanity units, sinks & splashbacks and shower trays & enclosures, and people most often call us about lumpy, uneven sealant from a DIY attempt and a bead that has pulled away from the tiles.

Homes around Headley are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

Your questions about bathroom resealing in Headley

Do you work for landlords with property near Liphook station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Is Headley within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Are you insured?

Yes, we’re fully insured.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or email us and let us know what needs doing and where.

Signs you need bathroom resealing in Headley

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Keep an eye out for these signs:

  • A reseal done over the top of the old bead
  • A joint torn by a bath that flexes
  • Shrunken sealant along the back of a worktop
  • Sealant that has split, shrunk or peeled away

If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How hidden problems are handled
  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why
  • When the joint can take water or movement

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

What we cannot put right

We will not take on work that will not last, so here’s what sealant can’t put right:

  • A tray or bath that’s cracked through
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep an eye on the corners, where splits start
  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Headley, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

What the job involves on each surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.
