Need bathroom resealing in Foxholes?

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Bathroom resealing in Foxholes, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you are dealing with splits where the tray meets the wall and two layers of silicone, both failing, we can help, whatever the surface.

Homes around Foxholes range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing
  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then

Wipe up standing water along the worktop joint. A dry joint lasts longer.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Surface by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most single baths and showers. For a job in Foxholes, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

Signs you need bathroom resealing in Foxholes

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead

For an older house near a landmark such as Church of the Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • Who turns up on the day
  • What happens if the job turns out different
  • Is the old sealant removed completely?
  • Is VAT in the price?

10 questions to ask before booking

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • The number of rooms or windows
  • The type of sealant required
  • Whether there’s mould to deal with
  • Whether the work is at height

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

To help us quote quickly, please include:

  • How we’d reach the joints
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Foxholes questions

Do you cover smaller places like Foxholes?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you take on hotel work around Foxholes?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you just seal over the old silicone?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Bathrooms and kitchens in Foxholes

There are hotels and other places to stay in and around Foxholes. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Hertford East station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Wheatcroft Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
