How we handle external mastic in Foxholes

For buildings in Foxholes, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We’re often asked to deal with old sealant gone brittle and cracked and joints with sealant missing in places, on concrete & block, render & cladding joints and joints between brick and frames.

In a smaller place like Foxholes, some homes face open ground, and walls and rooflines facing the weather take the worst of it. That’s where gutter joints and wall joints tend to fail first.

There’s a 12-month guarantee on every job, whatever its size.

External mastic in Foxholes: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Wheatcroft Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Hertford East station? Then split movement joints are easy to miss on a rental until damp shows inside.

Foxholes is about 1 mile east of Hertford, in Hertfordshire. Wherever you are in the SG13 postcode area, we can carry out external mastic at your property. Foxholes is one of 381 places in Hertfordshire we cover. Our London page covers work nearby, about 20 miles away.

All of SG13 is covered for external mastic, from the main roads to the quietest streets. You will find streets such as Ware Road, London Road and Fairfax Road, and we cover them all. If you are just outside Foxholes, we cover Rush Green (1 mile north-east), Hertford Heath (1 mile south-east), Hertford (1 mile west), Little Amwell (1 mile south-east) and Horns Mill (1 mile south-west). We also work in nearby towns such as Stevenage (10 miles north-west), St Albans (12 miles west), Bishop's Stortford (10 miles north-east), Welwyn Garden City (6 miles west), Harpenden (13 miles west) and Hitchin (14 miles north-west).

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow render, which needs re-rendering
  • Cracking across the wall rather than at a joint
  • Damp that is not coming from the joint

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Concrete & block
  • Render & cladding joints

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

So the new joints stay in good condition:

  • Tell anyone working on the walls about the movement joints
  • Wash walls gently around the sealant
  • Act on the first splits you see
  • Ask before painting over external sealant

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Common questions in Foxholes

Can you do external mastic in Foxholes?

Yes. We work across London and the South East, and Foxholes is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear price.

Will you come out to Foxholes?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or drop us an email.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

How long does external mastic take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll give you a better idea when we quote.

When to call us in Foxholes

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

It’s worth asking for a quote if you see:

  • Panel joints letting water in
  • Rigid filler in a joint that should flex
  • Cracked joints where brick meets render or frames
  • Weeds or debris growing in open joints

In the older streets around Church of the Holy Trinity, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Comparing quotes

  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why
  • How the joint is cleaned and prepared
  • Is VAT in the price?

Our hiring checklist

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Parking around Foxholes is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
  • Move anything stored near the joints

Advice

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • The size of the job
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • The product the joint needs

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Where the property is
  • Photos by email, if that is easy

If you’re in Foxholes and need external mastic, ring 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Homes in smaller places like Foxholes can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
