- Two layers of silicone, both failing
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
How we handle bathroom resealing in Fairfield
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have two layers of silicone, both failing and a joint torn by a bath that flexes, we can help, whatever the surface.
Around Fairfield, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
All our work is covered by our one-year guarantee.

The process
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Fairfield, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Keep pets and children clear of the area while we work
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

Advice
What happens if it’s left?
Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a small place like Fairfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Signs you need bathroom resealing in Fairfield
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
Keep an eye out for these signs:
- A messy, uneven bead from a previous reseal
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
In the older streets around St Thomas' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- What product goes in the joint
- What preparation is included
- How hidden problems are handled
- What the cure time is
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it isn’t properly supported
- Water getting in through the grout rather than the sealant
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
What bathroom resealing looks like in Fairfield
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Letchworth Garden City station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Fairfield Park Lower School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
