Regrouting in Fairfield, done properly
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you phone 0345 464 0079 or drop us an email. If you have grout washed out of a shower and floor grout that won’t come clean, we can help.
Being in a small place like Fairfield makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
Every job comes with a 12-month guarantee, wherever you are in Hertfordshire.

How we quote for regrouting
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- Any mould that needs treating
- The type of sealant required
- The old material and how stubborn it is
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
What to tell us when you ask for a quote:
- Whether it’s a home or a business
- Where the job is, and your postcode
- Any previous sealing or DIY work
- Photos by email, if that’s easy
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.
Different surfaces, different methods
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
Bathroom floors
Grout on a floor is walked on as well as wetted. It wears and darkens over time.
Signs you need regrouting in Fairfield
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.
The most common problems we see are:
- Floor grout that has worn and darkened
- Grout stained black or orange that will not clean
- Shower grout that has worn away
- Cracked grout along the bath or tray
If you live in an older home near St Thomas' Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- How long the guarantee is
- What happens if they find a problem under the old sealant
- What preparation is included
- How much experience the applicator has
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What happens on the day
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes anything from a few hours to a full day, depending on the area. Somewhere as small as Fairfield, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts

FAQs for Fairfield
Is Fairfield within the area you cover?
Yes. Fairfield is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Letchworth Garden City station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
Do you grout the corners?
Corners get silicone, not grout. They flex, and grout there cracks.
What information do you need?
A short description and the location, plus photos if you have them. If we need more, we will ask.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What guarantee comes with the work?
Every job comes with our one-year guarantee.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Bathrooms and kitchens in Fairfield
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as Fairfield Park Lower School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Letchworth Garden City station, stained grout drags a rental down, and regrouting between lets puts that right.

What happens if it’s left?
It’s tempting to fill a few cracks yourself, but the patches often don’t match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Around Fairfield, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
