How we handle regrouting in Benslow

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We are often asked to deal with grout that’s cracking and breaking up and stained grout that cleaning won’t shift, on kitchen splashbacks, wet rooms and bathroom wall tiles.

Even in a smaller place like Benslow, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Leave it or put it right?

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Dealing with it now keeps it small. Around Benslow, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

FAQs for Benslow

I let a flat near Hitchin station. Can you help?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Will you come out to Benslow?

Yes, Benslow is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

When can I use the shower again?

It varies with the products and the room. We’ll tell you exactly how long at the end of the visit.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How do I get a quote for regrouting in Benslow?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you guarantee regrouting?

All our work carries a one-year guarantee, and we’re fully insured.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Cracked or broken tiles
  • Waterproofing that has failed below the tiling
  • A floor or wall that keeps moving

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Use gentle cleaners on grout
  • Clean with a soft brush, not anything metal
  • Don’t ignore a tile that feels loose
  • Wipe water off the walls when you are done

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. Parking around Benslow is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

Work for landlords, hotels and businesses

For anyone letting property in or around Benslow, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Benslow homes and their sealant

There are hotels and other places to stay in and around Benslow. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Schools such as William Ransom Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Hitchin station? Then stained grout drags a rental down, and regrouting between lets puts that right. For an older house near a landmark such as Church of the Holy Saviour, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
