Regrouting around Westmill
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Westmill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around St Mark's, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Hitchin station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
Westmill is about 1 mile north-west of Hitchin, in Hertfordshire. Jobs in Westmill get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Hertfordshire coverage runs to 381 places, and Westmill is one of them. You can also see our page for London, about 33 miles away.

Regrouting for homes and businesses in Westmill
A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you call 0345 464 0079 or email us. We work on tiled floors, bathroom wall tiles and bathroom floors, and common reasons people get in touch are shower grout that has worn away and grout stained black or orange that won’t clean.
In and around Westmill, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

What else we do in Westmill
How we quote for regrouting
We quote each job individually. These are the things that affect it:
- Any mould that needs treating
- The size of the job
- Which sealant suits the joint
- Access and height
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email and we’ll talk you through it.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- The problem you’ve noticed
- Whether it’s a home or a business
- A few photos by email, if you can
- Where the property is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or email us.
What happens on the day
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we explain the cure time before we leave. In a smaller place like Westmill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before
- Mention any parking rules near the property
Ask for a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not ignore a tile that feels loose
- Keep harsh bleach and acid cleaners off the grout
- Wipe water off the walls when you are done
- Look at the sealant in the corners now and then
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
Why deal with it now?
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In an older home around Westmill, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Questions from Westmill
Do you cover smaller places like Westmill?
Yes. Westmill is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Hitchin station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.
Is the work guaranteed?
All our work carries a one-year guarantee, and we are fully insured.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you regrout just the shower?
Yes, we often do. The shower generally fails first, so it’s often the only area that needs doing.
Should corners be grouted or sealed?
Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.
Do you reseal at the same time?
We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
What we are called out for in Westmill
A bathroom that stays damp keeps the grout wet, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.
Look out for these signs:
- A grout colour that no longer suits the room
- Kitchen splashback grout stained by grease
- Good tiles let down by tired grout
- Gaps where the shower grout has gone
Schools such as Oughton Primary and Nursery School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- How long to leave it before use
- What happens if they find a problem under the old sealant
- Who turns up on the day
- Whether all the old sealant comes out first
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
