Bathroom resealing in Radwell

How we handle bathroom resealing in Radwell

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, shower trays & enclosures and kitchen worktops & upstands, and people most often call us about failed sealant on the screen profile and black spots spreading through the bead.

Being in a small place like Radwell makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Questions from Radwell

I let a flat near Baldock station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is Radwell within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

How do I get a quote for bathroom resealing in Radwell?

Size, access and the old material all affect the cost. Ask us for a quote.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Why it’s worth doing now in Radwell

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Older cottages and farmhouses around Radwell can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Why us?

  • You choose the colour before work begins
  • 4.9 on Google from 180+ five-star reviews
  • Old sealant always removed completely
  • White, clear, grey or another colour, product permitting

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • The amount of work
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What to tell us for a quote

When you call or email, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs
  • The rough size of the job

Need a quote? Please call 0345 464 0079 or email us with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it is not properly supported

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. In a small place like Radwell, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Clear the area around the work

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Bathroom resealing around Radwell

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Letting a property close to Baldock station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Norton St Nicholas CofE (VA) Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Aftercare tips

To keep the joints looking good and working properly:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Avoid abrasive pads on the sealant
  • Open a window or run the fan so the room dries
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
