Bathroom resealing in Bowling Alley

About our bathroom resealing in Bowling Alley

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and people most often call us about new sealant laid over old sealant that is now lifting and leaking joints on a shower screen.

For a small place like Bowling Alley, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Let new sealant cure fully before it gets wet
  • Run the extractor fan during and after every shower
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

How the job changes by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

FAQs for Bowling Alley

Can you do bathroom resealing in Bowling Alley?

Yes, Bowling Alley is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing.

Can you help a landlord with a rental near Winchfield station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Landlords, agents and businesses in Bowling Alley

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What bathroom resealing looks like in Bowling Alley

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as St Nicholas' School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Winchfield station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a couple of hours for a single bath or shower for a typical job. Somewhere as small as Bowling Alley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Tell us about any water getting in
  • Move anything stored near the joints
  • Mention any tricky access
