Bathroom resealing in Warren Corner, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are failed sealant on the screen profile and a messy, uneven bead from a previous reseal.

Homes around Warren Corner are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All our work comes with a one-year guarantee.

Warren Corner homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you live in an older home near St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Crondall Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. Somewhere as small as Warren Corner, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Honest limits

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Cracked or missing grout between tiles (that is regrouting)
  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Common problems we fix in Warren Corner

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

The problems people generally mention when they call are:

  • Water getting behind the bath panel
  • A reseal done over the top of the old bead
  • Sealant that has split, shrunk or peeled away
  • A messy, uneven bead from a previous reseal

If you let a flat or house near Farnham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

10 questions to ask before you book

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Where a wall is exposed, as many are in small places like Warren Corner, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
