Your questions about bathroom resealing in Binstead

Will you come out to Binstead?

Yes, Binstead is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Ryde Esplanade station. Can you help?

Yes, we work for landlords and agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Do you have insurance?

Yes. We’re fully insured.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or drop us an email.

Bathroom resealing in Binstead

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for a reseal done over the top of the old bead and a bead that has pulled away from the tiles, across sinks & splashbacks, wet rooms and basins & vanity units.

In and around Binstead, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

You get a one-year guarantee, the same in Binstead as everywhere else we work.

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line does not stand out.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

How it works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave. In a smaller place like Binstead, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Advice

Aftercare tips

So the new joints stay in good condition:

  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Bathroom resealing around Binstead

Binstead is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Ryde Esplanade station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Binstead Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Holy Cross Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

For a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.
