How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • The type of sealant required
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

When you call or email, it’s useful to know:

  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

Bathroom resealing in Anstey

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and common reasons people get in touch are leaking joints on a shower screen and gaps where the bath or tray has moved.

Around Anstey, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Anstey questions

Is there a guarantee on bathroom resealing in Anstey?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will you come out to Anstey?

Yes. Anstey is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long before the new sealant can get wet?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Why it’s worth doing now in Anstey

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like Anstey, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We also work for property managers and facilities teams in Anstey and across Hertfordshire. We can quote a run of properties together, and we’re fully insured.

Anstey homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

In the older streets around Church of St George, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Anstey First School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we cannot put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

What we seal

  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Anstey needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
