Need external mastic in Anstey?

External mastic in Anstey, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you are dealing with movement joints filled with mortar instead of sealant and moss and dirt in joints with no sealant left, we can put it right, on brickwork movement joints, concrete & block and façade panels alike.

Around Anstey, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water generally gets in, and they need the right sealant at the right depth.

All our work is covered by a one-year guarantee.

Questions from Anstey

Is Anstey within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What guarantee comes with external mastic in Anstey?

All our work, in Anstey and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you have insurance?

Yes. We’re fully insured.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we will confirm what’s needed.

How much does external mastic cost in Anstey?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

What the job involves on each surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap so the sealant isn’t too deep.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Walls and rooflines in Anstey

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Anstey First School, its movement joints, gutters and trims need looking after like any other building’s.

Keeping the joints in good condition

Aftercare is simple:

  • Check external joints each spring
  • Keep high-pressure jets off the joints
  • Keep soil, plants and ivy away from the joints
  • Have failed joints looked at early

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

When it is not the sealant

It helps to know what we cannot do:

  • Render that’s blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints
  • Movement that’s more than a sealant joint can take

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Surfaces we seal

  • Concrete & block
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints

Why it’s worth doing now in Anstey

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Older cottages and farmhouses around Anstey can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

The process

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. In a small place like Anstey, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on

When to call us in Anstey

Some movement joints have been pointed up with mortar by mistake. The joint cannot move, so the wall cracks somewhere else instead.

Common reasons people contact us are:

  • Weeds or debris growing in open joints
  • Brick movement joints where the sealant has split
  • Gaps where render, brick and frames meet
  • Rigid filler in a joint that should flex

In the older streets around Church of St George, an extension built onto an older house moves differently, and the joint between them takes the strain.
