Bathroom resealing near Aiginis

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing in Aiginis, done properly

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We are often asked to deal with a reseal done over the top of the old bead and water escaping at the shower enclosure, on baths, shower trays & enclosures and wet rooms.

A bathroom in a place like Aiginis gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. For a place like Aiginis, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

Advice

Looking after it afterwards

Aftercare is simple:

  • Do not let bottles sit on the bead
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth
  • Run the extractor fan during and after every shower

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What affects the quote in Aiginis

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • The old material and how stubborn it is
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Photos by email, if that’s easy

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Bathrooms and kitchens in Aiginis

Aiginis is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Aiginis, as everywhere, bathroom resealing is only as good as the preparation behind it.

Common questions in Aiginis

Do you cover smaller places like Aiginis?

Yes. Aiginis is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Aiginis?

Yes. We work across all of Scotland, and Aiginis is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Aiginis.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Can I choose the colour of the sealant?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you need bathroom resealing in Aiginis?

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Keep an eye out for any of the following:

  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes
  • New sealant laid over old sealant that is now lifting

For jobs in and around Aiginis, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • The length of the guarantee
  • Whether VAT is included
  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing

10 questions to ask before booking

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In an older home around Aiginis, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
