Floor & skirting joints in Aiginis, Na h-Eileanan Siar
Floor joints in Aiginis need attention? We remove the old material, prepare the joints and seal them properly.
- Skirting that has pulled away from the floor
- Chipped and open joints in warehouse floors
- Perimeter joints in tiled floors filled with grout
Surface by surface
Skirting boards
Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk.
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. Backing goes in where the depth needs controlling.
Floor joint sealing in Aiginis
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone, which is not made to be painted. We are often asked to deal with open joints around bathroom floor edges and concrete floor joints that have broken down, across commercial floors, skirting boards and tiled floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

FAQs for Aiginis
Is floor joint sealing in Aiginis guaranteed?
All our work, in Aiginis and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Aiginis within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Why does the gap under my skirting keep coming back?
It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Can I choose the sealant colour?
In most cases you can choose. We’ll explain which colours are available and agree one before we start.
How soon can the floor be mopped?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Joints and finishes in Aiginis homes
Island jobs need planning around ferries and the weather, so the more notice, the better. Floors around Na h-Eileanan Siar run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.
Around Aiginis, as everywhere, floor joint sealing is only as good as the preparation behind it.

What affects the quote in Aiginis
The quote reflects the job in front of us. We look at:
- How much old sealant there is and how hard it is to remove
- The amount of work
- Access and height
- The number of rooms or windows
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- The address or postcode of the job
- Whether it’s a home or a business
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.
How it works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours, depending on the length of joint. Somewhere like Aiginis may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Move anything stored near the joints
How to get a quote

Advice
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Act on grout cracks that run in a straight line
- Look at floor joints each spring
- Lift furniture rather than dragging it across joints
- Do not paint over silicone
Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
What we’re called out for in Aiginis
Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open and they change again in summer.
Keep an eye out for these signs:
- Grout used at the floor edge instead of sealant
- Open gaps along the bottom of skirting boards
- Gaps between floors and kitchen plinths
- Threshold joints that have opened or worn
Whether the job is in Aiginis itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- Whether the sealant suits the joint
- Who turns up on the day
- How hidden problems are handled
- Is the old sealant removed completely?
Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
