Floor joint sealing in Knock, done properly
A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. We’re often asked to deal with gaps at thresholds between rooms and cracked grout where a tiled floor needs a movement joint, across concrete floor joints, skirting boards and tiled floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Knock questions
Will you come out to Knock?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Is floor joint sealing in Knock guaranteed?
All our work, in Knock and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can tenants book the work?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
Why has a gap opened under my skirting?
Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant doesn’t.
How long will you be here?
A typical job takes a morning or an afternoon for most homes, including the preparation. Your quote will say how long we expect yours to take.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.

The process
Before we leave, we go over the finished joints with you. The work normally takes a few hours, depending on the length of joint, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
- Move anything stored near the joints

Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Vacuum floor joints regularly to stop grit building up
- Have a cracking tiled floor checked before tiles break
- Look at floor joints each spring
- Use furniture pads near skirting
Keep off the joint for the time we give you. Light foot traffic is normally fine sooner than wet cleaning or wheels so we’ll give you each time.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
Landlords and letting agents in Knock can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.
What affects the quote in Knock
We quote each job individually. This is what makes a difference:
- The number of rooms or windows
- Any mould that needs treating
- Any working-time requirements on site
- Whether the work is at height
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Asking for a quote
When you call or email, it’s useful to know:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- The address or postcode of the job
- The rough size of the job
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Different surfaces, different methods
Thresholds
Thresholds between rooms meet two floors and often a door frame. A flexible sealant suits both floor finishes.
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.
Floor joint sealing around Knock
Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Whether the job is in Knock itself or nearby, the right material for each joint matters as much as a neat finish.

Signs you need floor joint sealing in Knock
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open, then close again in damper months.
These are the problems we’re asked about most:
- Rigid edge joints in tiled floors
- Gaps at thresholds between rooms
- Failed joint filler in concrete floors
- Open gaps along the bottom of skirting boards
In and around Knock, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.
