When to call us in Aiginis
Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber and we normally remove them.
These are the problems we’re asked about most:
- Mastic worn away on windows facing the weather
- Patchy fillers round a sash window
- Draughty sash windows at the surround
- Window mastic to renew ahead of painting
Around Aiginis, as everywhere, sand mastic is only as good as the preparation behind it.

Sand mastic in Aiginis
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you have mastic that needs renewing before redecorating and mastic worn away on windows facing the weather, we can help, whatever the surface.
Outdoor sealant needs a dry surface, so window work around Aiginis is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You get a one-year guarantee, the same in Aiginis as everywhere else we work.

How the job changes by surface
Sash and case windows
Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.
Brick reveals
Loose mastic comes out and deep gaps are packed before pointing.
Windows and doors in Aiginis
Aiginis is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For jobs in and around Aiginis, choosing the right material for each joint is as important as a tidy finish.

FAQs for Aiginis
Is sand mastic in a coastal place like Aiginis any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover Aiginis for sand mastic?
Yes, Aiginis is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
How long does the job take?
Typically it takes a few hours for a single window, longer for several. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
What is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.
How much does sand mastic cost in Aiginis?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Why act early in Aiginis
New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What sealant work can’t fix

- Cracked or broken glass

- Decayed frames that need repair
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Aftercare tips
So the new joints stay in good condition:
- Renew mastic before redecorating the windows
- Leave the new mastic unpainted
- Get any rot dealt with first
- Keep sills and gutters clear so water drains away
Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.
What happens on the day
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take anything from a few hours to a full day, depending on how many windows. For a place like Aiginis, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Getting ready for the visit
