Window mastic in Wiggonholt
Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you are dealing with a bead that doesn’t match the frame and black, perished sealant on frames, we can help.
Mastic can only go onto a dry, clean joint, so window work in Wiggonholt is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
Big or small, it’s backed by our one-year guarantee.

What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Penetrating damp from a failed cavity tray or render
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Wiggonholt homes and the weather
Historic houses like Parham House (about 1.5 miles south) are a reminder that the area around Wiggonholt has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Letting a property close to Pulborough station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near Wiggonholt Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Wiggonholt: your questions answered
Is Wiggonholt in your area for window mastic?
Yes, Wiggonholt is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.
Do you work for landlords with property near Pulborough station?
Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.
Can I paint over the new sealant?
Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Can resealing stop a draught around my window?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Can you do upstairs windows?
Yes, where they can be reached safely. Let us know about access when you ask for a quote and we will plan for it.
What does window mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
How it works
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of frames, longer for a whole house. For a village or hamlet like Wiggonholt, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Mention any sign-in or site rules at work premises
- Clear items away from the joints we are working on
- Mention any tricky access
Ask for a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Landlords, agents and businesses in Wiggonholt
Housing providers, facilities teams and property managers book us too in Wiggonholt and across West Sussex. We can quote a run of properties together.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Surface by surface
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match suits the frame.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
What affects the cost of window mastic
Call for a quick quote. The main things that affect it are:
- How easy the joints are to reach
- The number and length of the joints
- How many rooms, windows or areas are involved
- Working hours on commercial sites
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.
Helping us quote
There’s no need for technical detail. Just tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
To get a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
Why deal with it now?
Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. Older cottages and farmhouses around Wiggonholt can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
